OFFER AND ACCEPTANCE

Once the seller accepts an offer on their property a contract is formed. At this stage Timpano Legal Settlements can be nominated as the Settlement Agent.

ENGAGE TIMPANO LEGAL SETTLEMENTS

Contact Timpano Legal Settlements to engage them as your Settlement Agent. Documentation will be sent to you to officially appoint them to act on your behalf.

DISCHARGE OF MORTGAGE

If the property is mortgaged, the seller is required to contact their financial intuition to complete documentation to discharge the mortgage. The completed documents are then forwarded to Timpano Legal Settlements.

SPECIAL CONDITIONS

The seller and real estate agent ensure any special conditions are completed by the specified due date.

 TRANSFER OF LAND

Timpano Legal Settlements will forward the Transfer of Land documentation from the buyer’s Settlement Agent to the sellers, for signing.

FINAL INSPECTION

The seller is required to prepare the property for the buyer’s final inspection and ensure all required items are in good working order.

SETTLEMENT AND KEY HANDOVER

This is the final stage of the selling process! The balance of the debt on the seller’s mortgage will be paid, and any remaining funds deposited into their nominated bank account.
